Terms and Conditions

General Information
You will find your cabin/home fully equipped with all of the linens, towels, bedding, dishes, flatware, cookware & bake ware, coffee maker with filters, microwave, and toasters. Optionally, you may want to bring coffee, paper towels, napkins, personal toiletries, hairdryer, wood and kenneling for cabins with wood fireplaces and briquettes for places without propane barbecues. You will need to bring laundry detergent if your place has a washer/dryer. We supply toilet paper and personal hand soaps. Most of the cabins have cable TV with DVD players.

The cabins are heated with electric heat, propane and/or fireplaces. Free DVDs and books on the area are available at the Wallowa Lake Resort office. On making your reservation you will need to pay a deposit equal to one night's base rent. We accept VISA/MasterCard and Discover for your deposit. Upon receipt of your deposit we will send you a confirmation. The confirmation will show only your rate, a one time standard cleaning fee, and will also show a 6.8% motel tax ( MOTEL TAX COULD CHANGE AT ANY TIME DUE TO STATE AND COUNTY LAWS ). Your date is not guaranteed until we process your deposit and we send you a confirmation. The remaining amount for your reservation is due upon your arrival {you do not need to pay balance before checking in} and paid at the Wallowa Lake Resorts LLC office.

Maximum Occupancy
Each of our homes and cabins state their maximum occupancy. If it states it sleeps 6, it means you cannot have more than 6 people at the property at anytime during your stay. THERE ARE NO GROUP GATHERINGS. Do not assume you can rent a home and use it for the central gathering place for any number of visitors. RV’S AND TENTS ARE NOT PERMITTED AT ANY CABIN.

There is a $50.00 processing fee on all cancellations. A cancellations within 30 days or less of the arrival date will forfeit 100% of the deposit amount (or one nights stay). A cancellation within 14 days or less of the arrival date will forfeit the deposit plus any nights we are unable to re-rent.

Cabin or Date Changes
There is a $25.00 processing fee for changes to your reservation date or rental cabin if the change is made within 30 days of your arrival. Changes within 30 days of your arrival must be for the same number of rental nights and not be made to a lower cost cabin.

Wallowa Lake Resorts LLC is dog friendly. Our ability to allow pets is determined by how well our guests adhere to the pet policies. Pets are permitted at many of our vacation rentals (maximum of 2). There is a nonrefundable $15/night cleaning fee for each pet ($25 if 1 night stay). Please be a responsible pet owner and adhere to the following pet owner rules:

  1. Pets may only be left alone in our vacation rentals if they are in a crate. We have a loaner crate if you do not have one.
  2. You are responsible for any damage by your pet.
  3. Pets must be kept on a leash when outside unless they are on the enclosed decks of the pet friendly cabins/homes.
  4. Cleanup after your pets using the Doggy Bags provided in your 'Doggy Care Kit'. We provide Doggy Doo Doo Bags at our office if you require more.
  5. If a pet uses the furniture or beds please use the sheets provided in your 'Doggy Care Kit'. IF THE BEDDING OR FURNITURE MUST BE CLEANED BECAUSE OF PET HAIR YOU WILL BE CHARGED AN ADDITIONAL PET CLEANING FEE OF $100.00 MINIMUM.
  6. Barking dogs are not permitted. If your dog barks excessively you may be asked to leave with no refund.
  7. All dogs that come to Wallowa Lake Resorts LLC must be friendly. If your dog cannot be approached by other guests or dogs, please do not bring them.

    Some Cabins are "No Pets Allowed"

Wallowa Lake Resorts LLC has a few vacation rentals that do not allow pets. For these homes a pet is not allowed on the property, in a crate, or in a vehicle. If a pet is detected, there will be a $300 none compliance fee charge processed on your credit card plus any cleaning along with being evicted from the cabin.

Outside Fires
Outside fires & fireworks are NOT ALLOWED at any cabin at any time. If a fire is detected, you will be evicted immediately and no refunds issued.

All units are non-smoking of any kind. If smoke is detected a $300.00 fee plus cleaning costs are applied to your credit card.

Check In
Check-in time is from 4PM on. Rental balance is due upon arrival and at that time you will be provided a key and directions to your cabin. If you are arriving after 5PM, a key and directions will be in an envelope on the office/gift shop front door. Please remember to check in at the office by 11am the next day. The office is closed 11AM to 3PM to get your cabins ready, NO ONE WILL BE IN THE OFFICE BEFORE 3PM FOR EARLY CHECK-INS.There is a call box by the office door to assist you in locating your cabin after office hours. PLEASE DO NOT USE CALL BOX DURING THE DAY FOR EARLY CHECK-INS AS WE ARE DOING REPAIRS AND CLEANING CABINS. Thank you for your cooperation.

Check Out
Check-out time is 11am. Prior to leaving, empty the refrigerator, wash & put away your dishes, and leave your key in our office key box. If dishes are not done or your place is excessively dirty, there will be additional cleaning fees at $30.00/hr. charged to your credit card.

Cabin Damages
Please report any accidents or broken items in your cabin before your departure. WLR will repair/replace items as quickly as possible. Any damage, repairs, or replacing to the cabin which occurs during your stay will be charged to the credit card used for your deposit.


All facilities are used at your own risk. Our equipment, apparatus, and facilities are furnished solely for the convenience of our registered guest. All persons using such do so at their own risk. The management and owners will not be responsible for accidents, injuries or loss of property by fire, theft, wind or act of God.
The management reserves the right to make site changes when necessary. We reserve the right to refuse service to anyone and will not be responsible for accidents, injuries or loss of valuables of any kind. All rules are subject to change.
Please be aware there are no refunds for late arrivals, no shows, early departures, poor weather, and acts of nature or neighboring construction noise. If you have ideas for improving our cabins please complete a comment sheet.
